Malfunctions, repair and maintenance

You can still report malfunctions and request repairs and maintenance in the same way. On weekdays, you can contact the supervisor by phone between 8:00 a.m. and 9:30 a.m. at 0181 – 40 80 52 or via nl. For emergencies outside of business hours, you can also contact our supervisors at 0181 – 40 80 52.

Consultations

The next walk-in consultation hour with our housing counselors will take place on Tuesday, July 7, from 1:30 p.m. to 3:30 p.m. at
(at the De Man Cultural Center in Oostvoorne). There will be no consultation hours in August. You can find the other dates on our website.

Projects

Redevelopment of the Brielle City Hall

The TAM Environmental Plan has now been adopted by the city council. This means that the rezoning of the
city office from “Social Services” to “Residential” has been approved. The current preliminary design has been developed
into a final design; the environmental permit will be applied for with the municipality shortly, and
the European tender process to find a suitable contractor has begun. We expect to begin implementation of this project by the end of 2026
. This will take place as soon as the environmental permit has been granted and the contractor has been awarded the contract

Floor and Cavity Wall Insulation

The floor and cavity wall insulation project is proceeding according to plan. De Isolatiespecialist.nl firstnl an assessment of most of the homes at
. This involved determining what insulation work
needed to be done in the homes. Several crews from De Isolatiespecialist.nl are currentlynl at various locations to install cavity wall insulation and/or floor insulation. De Isolatiespecialist is currently working in Rockanje and
Oostvoorne, followed by Brielle. Most homes are expected to be completed by the spring of 2027.

The Ruy

Construction of the De Ruy apartment complex will begin later than planned. The units will not be listed on Woonnet Rijnmond in March
as we had previously hoped. Registration for the units is expected to begin
in late September 2026.

Schoutweg, Oostvoorne

Het Woonbedrijf is busy preparing for maintenance work on the complex on Schoutweg in Oostvoorne. Recently, we’ve explored various options and decided on a
e approach to improving the homes in the complex and making them more energy-efficient. We’re focusing primarily on the exterior of the building. The exterior is the building’s “shell.” Examples include: 

  • insulating the ground floor and the roof
  • Insulating the exterior masonry walls
  • Replace the existing community gas-fired heating system with a community electric heat pump
  • improve the metering of the shared system 
  • equip the home with a mechanical ventilation system
  • all painting work
  • Changes to your meter cabinet
  • Installing solar panels on the roof
  • Replace the gallery lighting
     

Long-Term Maintenance Plan (MJOP)

Between Monday, June 29, and Friday, July 3, a condition assessment will be conducted on some of the Woonbedrijf homes. This assessment allows us to determine the technical condition of the exterior of the homes. We are doing this to draw up a maintenance plan. You do not need to be home; the inspector will remain outside the home. The inspector, Hans Baks of Ingenieursbureau IOB, may take photographs. You can recognize the inspector by the Woonbedrijf lanyard.

Heat Pumps

Each year, Woonbedrijf replaces approximately 80 central heating boilers in rental properties. These boilers have reached the end of their technical service life. With each replacement, we assess whether it is possible to add a ventilation heat pump to the existing system. This is possible in about half of the homes.

A ventilation heat pump uses heat from the air that is extracted from the home through the ventilation system. That heat is then reused to heat the home. When combined with solar panels, tenants can reduce their energy costs by about 20%.

This is how we’re making homes more sustainable, step by step, and helping residents save energy.

Smoke detectors: Test and clean them yourself!

Our homes are equipped with modern smoke detectors. These detectors have a long service life. Woonbedrijf is not required to inspect the modern smoke detectors annually. We work together to ensure safe living conditions. That is why we ask you to maintain the smoke detectors in your home yourself
: test them regularly: 

  • Press the test button once a month to check that the alarm is working;
  • Keep them clean: Dust the sensors regularly with a soft brush or a vacuum cleaner.

Do you hear a short beep, or is the alarm not working after testing? If so, please contact us.

Cleanup Day

Together with Maasdelta Groep and Ressort Wonen, we are organizing a fun cleanup day on Wednesday, September 2, in the Rugge neighborhood of Brielle. 

During this afternoon event, you’ll have the opportunity to drop off your bulky waste in a container. You’ll also have the chance to meet local residents and community partners. There will be a bouncy castle for the kids, and of course, coffee and tea will be provided. In short, the afternoon is all about meeting others, building connections, and working together to create a clean and pleasant living environment in the neighborhood. 

This is the first time Woonbedrijf has participated in this collaborative effort. If it is successful, we hope to organize it at other locations as well.

Smart Savings: Keep Your Energy Bill and Your Home Cool This Summer!

Now that summer has truly begun, the heat is thankfully turned off. Still, you can easily save both energy and money, especially during the warmer months. With these smart, practical summer tips, you can keep your home nice and cool without making your energy bill skyrocket!

Keep the heat out without using electricity

The cheapest way to keep cool is simply to keep the sun
from coming in:

  • Keep windows, doors, and curtains or blinds strictly closed during the day as soon as the outside temperature
    is higher than the inside temperature;
  • Ventilate at night: Wait until late in the evening, at night, or early in the morning to open the windows slightly. This allows the free, cool outside air to flow into your home.

Choose a fan over an air conditioner

Do you need some extra cooling? A fan uses up to 20 to 30 times less electricity than a
portable air conditioner. While a fan doesn’t actually lower the temperature in the room, the airflow
creates an instantly refreshing cooling effect on your skin through evaporation.

Dry your laundry in the sun for free

The clothes dryer is one of the biggest energy consumers in the home, and it gives off a lot of unwanted heat. Take advantage of the nice weather these months and hang your laundry outside on a clothesline or a drying rack. Your laundry will dry quickly, smell
wonderfully fresh, and it won’t cost you a thing!

Prevent "standby power consumption" while you're on vacation

Are you planning a nice little getaway from Voorne aan Zee for a few days or weeks? Then take a quick tour of the “
” house:

  • Unplug devices that are on standby, such as the TV, coffee maker, and game consoles;
  • Turn off your Wi-Fi router or TV receiver completely if you'll be away for an extended period of time. This will save you quite a few kilowatt-hours without you even noticing.

Take a shorter (and slightly cooler) shower

In the summer, a scalding-hot shower is often unnecessary. By taking a slightly cooler shower, you’ll reduce the workload on your boiler. Also, try to limit your shower to a maximum of 5 minutes; this saves both gas/heat and precious drinking water. Newsletter
