Split house
As a homeowner, you can split your property. This allows you to convert the space into multiple apartments. If you want to do this, you need a permit from the municipality.
What is it?
When an existing home is split structurally and/or functionally into two or more homes, we refer to it as residential division.
How does it work?
In principle, residential division is not allowed, but under certain Requirements we can still cooperate. Below you can read the rules in each case.
Mantel care home
Splitting a home is allowed if it is a split into a domiciliary care home. An informal care home is defined as "a dwelling on the lot of a home of someone who needs Health . The informal care home is intended for the caregiver (friend, family member). It is also possible that the person who needs Health lives in the informal care home. In that case, the caregiver lives in the main building.'
If the informal care is terminated, the informal care home may no longer be used as independent living quarters.
No informal care home
If no sheltered housing is involved, permission may also be granted to split a dwelling. To do so, the following Requirements must be met:
a. The main building in question must be located within existing urban and village areas of the provincial environmental ordinance or its successor;
b. If two or more dwellings are formed by the residential subdivision, the smallest dwelling shall have a use area of at least 50 square meters.
c. Adequate parking shall be provided, in accordance with the applicable parking standards of the municipality;
d. The use shall not cause disproportionate interference with the existing residential and living environment and use functions of surrounding properties.

Additional information
From August 30, 2024, the zoning plan "Paraplurevision Room Rental Voorne aan Zee" will apply to the entire territory of the municipality. This plan also includes rules on house division.
