In front of you is the third newsletter of 2025. With the newsletters we want to keep you informed about a number of current issues and other facts.
With this newsletter you will also find the results of the customer satisfaction survey. We are very pleased that many tenants completed the survey.

Malfunctions, repair and maintenance

Projects
Replacing roofs
This year we began insulating and replacing the roof tiles at several complexes. This work includes replacing all skylights and giving residents the option of having solar panels installed.
Earlier work was completed on Koekoekslaan in Oostvoorne. Soon, the last homes on Frambozenstraat/Moerbeistraat in Rockanje will also be completed.
The residents of the Wielewaal have now been informed via an information evening. Work on this complex will start after the summer vacations.

The Ruy

On June 10, Alderman Daan van Orselen and Landré Schrijver, director of Bouwgroep Schrijver signed the contracting agreement for the construction of 24 life-proof apartments on De Ruy in Oostvoorne. In which the current park, green strip and existing footpaths will be preserved as much as possible. The apartments to be built will all be wheelchair-friendly.
Construction preparations have begun. The homes will be rented and managed by the Woonbedrijf. The method of registration will be widely communicated at a later date. It concerns 12 social rental homes and 12 middle rental homes, all with two bedrooms. The target group for these homes are senior citizens. The new homes will be very energy efficient, as so-called "zero-to-the-meter homes. This means that the solar panels will generate all the energy for the facilities and for personal use.
The parking lots and about half of the park will remain as they are now. The homes are expected to be completed in early 2027.
A neighborhood meeting was held on July 9. During this meeting, Bouwbedrijf Schrijver and Woonbedrijf explained the design and there was room to ask questions. It was a pleasant and well-attended meeting.
Planned maintenance
Every home needs maintenance. With major and minor repairs, Woonbedrijf makes sure your home stays in good condition. Every year we give parts of our homes a maintenance check. That may be painting or cleaning work.

Customer Satisfaction Survey
Tenant satisfaction survey results
Woonbedrijf considers customer satisfaction very important. In order to gain insight into how tenants experience our services, we have prepared a survey in collaboration with Citiens. We sent it to you with the previous newsletter. The survey was completed by 25% of the tenants, which of course makes us very happy.

Housing, living environment and sustainability
Most tenants who completed the questionnaire are satisfied with their home and neighborhood. Both receive a more than satisfactory rating. However, there are also specific things tenants are less satisfied with. For example, 4 out of 10 tenants feel that the insulation of their house is not good enough. About the neighborhood, tenants are least satisfied with noise pollution and garden maintenance. However, many tenants are happy that they feel at home in the neighborhood and that they have good contact with their neighbors.
Many tenants think it is important that Woonbedrijf makes their homes more sustainable. They would especially like to see floor insulation, cavity wall insulation, double glazing / HR++ glass and roof insulation.
Services
Two thirds of the tenants who completed the questionnaire had contact with the Woonbedrijf in the past few months. Most tenants were satisfied with this contact.
Almost two-thirds said they were (very) satisfied. The contact was mostly by telephone, or because a Woonbedrijf employee stopped by. In addition, two-thirds of the respondents were also positive about how Woonbedrijf keeps them informed. Tenants indicated that they would like to be kept informed by mail, as they are now.
Participation
Four in ten tenants who completed the questionnaire would like to be involved by Woonbedrijf. A quarter of the respondents feel that they are already sufficiently involved with Woonbedrijf. When asked what tenants would like to be involved in, home maintenance and Woonbedrijf's future plans came up the most.
Spearheads
Woonbedrijf is pleased to see that the tenants who completed the questionnaire are generally very satisfied. And we are already working on or will be working on the points that scored less well.
For example, Woonbedrijf is working hard to meet the sustainability requirements for the homes. We are even ahead of the set targets. A certified consultant manages the energy labels of Woonbedrijf's rental properties. They have investigated how Woonbedrijf can improve the energy efficiency of all homes.
After this, Woonbedrijf got to work. Woonbedrijf started with the houses that are older and less energy efficient.
Woonbedrijf is going to more than meet the sustainability requirements for the homes. This is good news for the residents, because the living comfort increases and the energy costs decrease.

Residential Coach
Purpose of the housing coach
Woonbedrijf has started the project "the senior housing coach" to initiate the flow within its housing stock.
The goal of the senior housing coach is to guide and support over-65s who rent a single-family home or a home with stairs from Woonbedrijf to a more suitable senior housing from Woonbedrijf. The housing coach provides advice and may be able to offer assistance to those over 65 with a desire to move to more suitable housing.
Interested List
Woonbedrijf wants to give all senior tenants aged 65 and older an equal opportunity to apply. All eligible households have now been written to.
From this, an interested list has been compiled.
More demand than supply
The number of applications has greatly exceeded our expectations. There are more applications than there are senior housing units available in the near future. The housing counselors are currently busy contacting the tenants who have applied to take stock of their wishes. Following this, the first available homes will be allocated through a lottery system. Tenants who apply later will be placed at the back of the list.
Woonnet Rijnmond
A small reminder: in order to have a chance of finding a rental property, it is important that you register via the Woonnet Rijnmond website. Even if you already rent a house from Woonbedrijf and wish to move in the future, you must be registered here in order to qualify for any other rental house.
