Tom and Ference Geurts Continue to Build Gewoon Goed VvE Beheer

Tom and Ference Geurts aren’t the kind of entrepreneurs who view their work from a distance. At Gewoon Goed VVE Beheer, they prefer to take a hands-on approach. They manage homeowners’ associations in the Greater Rijnmond region and take a lot of work off their clients’ hands. In December 2025, Tom and Ference won the Young Talent of the Year award in Voorne aan Zee. What did the nomination and the award mean to them? 

What began as a desire to make homeowners’ association management more personal, accessible, and effective has grown into an organization with a solid foundation. Tom and Ference Geurts are at the helm of Gewoon Goed VvE Beheer and have quickly established a strong position within the world of homeowners’ associations. Yet they prefer not to be in the spotlight themselves. Their focus is primarily on delivering quality and taking the burden off their clients. “We believe that good homeowners’ association management starts with commitment,” says Ference Geurts. “A homeowners’ association must be able to trust that matters are handled, agreements are honored, and someone is always available when needed.”

More Than Just Administration

Gewoon Goed VvE Beheer supports homeowners’ associations in the Greater Rijnmond region with all aspects of management. This involves more than just financial administration, annual financial statements, and meetings. Technical management, maintenance coordination, and project supervision are also part of our daily operations. From reporting malfunctions and scheduling maintenance to large-scale renovations and sustainability projects, our team oversees these processes from start to finish.

“When a homeowners’ association wants to carry out a roof renovation or is exploring sustainability measures, we can guide them through the entire process,” explains Tom Geurts. “From consulting and the bidding process to implementation and completion. That gives the board peace of mind, because they know there’s someone keeping an eye on the big picture.”

Thanks to this broad range of services, Gewoon Goed VvE Beheer is active in a wide variety of real estate types. From small-scale apartment buildings to large residential complexes with more than a hundred apartments. The portfolio also includes parking garages, multi-tenant buildings, jointly owned areas, and mixed-use complexes.

Growing While Maintaining Quality

In recent years, the organization has undergone significant growth. The team now consists of nine colleagues who are on hand every day to assist the homeowners’ associations under our management. Yet for Tom and Ference, growth is not an end in itself. “These days, we take a more critical look at new applications,” says Ference. “That may sound surprising to entrepreneurs, but we believe it’s important that our service remains top-notch. We want to be able to give every client the attention they deserve.”

According to the entrepreneurs, that is precisely where their organization’s strength lies. It’s not about managing as many homeowners’ associations as possible, but about ensuring that the quality of service remains guaranteed. Tom adds: “Ultimately, a satisfied customer is the best ambassador. Many new homeowners’ associations come to us through existing relationships. We consider that the best kind of growth.”

Recognition from the business community

In 2025, Tom and Ference received the very first Young Talent of the Year award in the municipality Voorne aan Zee. The jury praised their entrepreneurship, customer-focused approach, and the way they’ve built a professional organization within a specialized market. For the entrepreneurs themselves, the nomination came as a surprise. “We were mainly focused on our work,” says Tom. “You don’t think about prizes or awards every day. That’s why it was special to realize that others see what you’re building.” Ference also saw the nomination primarily as recognition for their efforts over the past few years. “You’re constantly working to do better for customers and employees. When that’s recognized and appreciated, it gives you the energy to keep building.”

When they were finally announced as the winners during the entrepreneurs’ evening, it was a special moment. “The trophy now has a nice spot in our office,” Tom laughs. “And we even had the press release framed.” Although the award brought them extra visibility and new contacts, the entrepreneurs see the recognition primarily as confirmation that they’re on the right track. “It’s a nice recognition,” says Tom. “But ultimately, what matters is what our customers think of us. That’s why we do it.”

Building the Future Together

According to Tom and Ference, the growth of Gewoon Goed VvE Beheer is not only the result of their own dedication, but above all of a committed team that is there every day for the homeowners’ associations they manage. “Our colleagues play an important role in the organization’s success,” says Tom. “Everyone contributes to the quality we aim to provide our clients.”

Looking ahead, the ambition remains clear: not necessarily to become the largest, but to work every day toward better service, sustainable relationships with clients, and an organization where quality is central. “We want to keep doing what we’re good at,” Ference concludes. “Taking the burden off our clients, keeping our promises, and ensuring that homeowners’ associations can rely on us.” With that mindset, Tom and Ference continue to build Gewoon Goed VvE Beheer: an organization that has grown rapidly in a short time but remains true to the principles that started it all: commitment, reliability, and simply delivering good work.
