Starter Loan

Do you want to buy a home for the first time, but can't get financing? The Starters Loan may be able to help you. This is because the Starter Loan bridges the difference between the price of the house and the amount you can borrow from the bank. 

You can take out a Starter Loan with National Mortgage Guarantee (NHG). This provides extra security. 

How does it work?

The SVn Starters Loan is a mortgage loan. You use this loan to purchase your first home and take out a mortgage with a bank. The amount of the Starters Loan depends on your income, possibly your equity and the amount of the purchase price of the house. If you want to apply to SVn for a Starter Loan, you need an allocation letter from the municipality. You can request this from the application section.

On the new house, the SVn establishes a mortgage right (just like the bank). This means that you give the SVn the security that they will get the borrowed money back.

Duration and payment

The term of the Starter Loan is 30 years. The interest rate is fixed for the first 15 years. After this, the interest rate is revised and set again for 15 years.  

With the Starter Loan, you pay no monthly fees for the first 3 years. After those 3 years you will start paying interest and repayments. Are you not yet able to bear these charges? Then you can apply for aretest. You may also repay the Starter Loan, or part of it, penalty-free at any time.

Requirements

You can apply for the Starter Loan for a new home or an existing home. If you buy a rental home from the housing company, you can also apply for a Starter Loan. However, this does not apply if you buy this home with Koopgarant.

To qualify for a starter loan, the following Requirements apply:

  • You are buying a property in the municipality of Voorne aan Zee.
  • You have not been a (joint) owner of a property before.
  • You are buying an existing (rental) home or new home.
  • You must occupy the property yourself.
  • You live in the Netherlands and are entitled to residence.
  • The mortgage is taken out with National Mortgage Guarantee(NHG).
  • The maximum loan amount is €35,000 and is a maximum of 20% of the value of the home.
  • The price of the owner-occupied home may not exceed the cost limit referred to in the NHG rules. In 2024, this may not exceed €435,000 and, if energy-saving measures are applied, €461,100.

What should I do?

If you want to use the Starter Loan to finance your home, you need to take the following steps:

  • On the website of the Svn.nl you can very easily make a trial calculation for your loan.
  • Under "applications," fill out the form for an allocation letter. This letter from the municipality is needed to apply for the starter loan at the SVn. Please note that this will also ask you to include a signed purchase agreement. 
  • Go to the SVn website to apply for the Starter Loan. Your application will then be reviewed by the SVn.
