Court of Maerlant project plan

The Municipality of Voorne aan Zee is developing the Hof van Maerlant project in Brielle. The plan area is located in the De Plantage neighborhood, on the site of the former Maerlant College on the Jan Matthijssenlaan.

This development occurs in three phases:

  • 1st phase: 14 lots Amalialaan (south side, adjacent to Jan Matthijssenlaan/Spuilaan).
  • 2nd phase: apartment complex development.
  • 3rd phase: issuance of 6 lots Amalialaan (north side, adjacent to Simon Jan Molsingel - Het Spui)
    issuance of the loose lot Princess Beatrixlaan (on the east side of the apartment complex).

In recent years, you have been able to follow the construction of phases 1 and 2. The apartments were completed in 2023 and the 14 lots have all been built. The five building lots in phase 3 have been awarded and sold (under Requirements). Currently, the buyers are working with their architect on a (final) design and the individual environmental permits are being applied for. 

The lot on Princess Beatrix Avenue was also issued and awarded in August 2024. 

Planning

The first lots of Phase 3 will begin construction in the fall of 2024 at the earliest.

We expect most of the homes to be built by 2025/early 2026. Here, of course, the schedule depends on the progress of sales and the individual construction schedules of the general contractors.

Agreements on maximum construction and completion dates will be made with the buyers in the purchase agreement.
The last lot is located on the construction road access towards N218 (Groene Kruisweg). This lot will not go on sale until construction traffic via this route is no longer needed. This will only be after all homes are in a final completion phase. The construction traffic for this last lot will also travel via the N218. So this will then go directly through the own lot with additional traffic control where necessary.

We will begin the final layout of the neighborhood at the same time as the sale of the last lot. We will then work on the layout of:

  • the Amalialaan bypass
  • bicycle/pedestrian access on the north side via the N218
  • the public lighting
  • the greenery and plantings. 

For the free lot on Princess Beatrix Avenue, it is not possible to use the construction road access towards the N218. Thus, use will have to be made of the existing road network. The construction period will begin only after an environmental permit has been granted and an approved demolition and construction safety plan, including a safe construction route, is available. This is expected to be clearer in 2025.
