In front of you is the first newsletter of 2025. With the newsletters we want to keep you informed about some current issues and other facts. Woonbedrijf wishes you a healthy and happy new year.

Visit and contact information

We would like to inform you that Woonbedrijf Voorne aan Zee has two visiting locations. You can find us at the Voorne aan Zee Town Hall at Oostzanddijk 26 in Hellevoetsluis and at the Pinnepot location at Langeweg 34 in Oostvoorne. Note: Would you like to visit us? Malfunctions, repair and maintenance

Faults and reports for repairs and maintenance can still be reported to us in the same way. You can contact the supervisor by telephone on weekdays between 08.00 and 09.30 by calling 0181 - 40 80 52 or via nl Outside office hours, our superintendents can be reached for emergencies on 0181 - 40 80 52.

Introducing: Jaap van Veggel

I would like to use this newsletter to briefly introduce myself. My name is Jaap van Veggel and since December 1 I have been working for the Municipality of Voorne aan Zee as team manager of the Woonbedrijf. I have a background in property management and brokerage. My experience in this has included working for a housing agency, a number of housing corporations and a commercial property management company. 

The Woonbedrijf faces significant but also wonderful challenges in the coming years. We continue to make housing more sustainable. We are introducing a housing coach to improve throughput in the housing market and we are fulfilling our new-build ambition. All of this is centered around affordability and housing availability. At Woonbedrijf, social character is central. We believe that cooperation takes us further. Together with tenants, together with the Tenants' Association and together with other partners, we are taking up the gauntlet.

I am greatly looking forward to further shaping the partnership and making an important contribution as part of our team to the availability of affordable and future-proof housing in a pleasant and sustainable living environment.

Projects

New construction of 42 social housing units on Patrijzenlaan in Oostvoorne 

On Thursday, December 19, the completion of the rental housing on Patrijzenlaan was celebrated. Alderman Daan van Orselen and Landré Schrijver, director of Bouwbedrijf Schrijver addressed the new tenants, the construction team and local residents, while enjoying a snack and a drink. The street signs with house numbers were also unveiled. The tenants also received their keys.

New construction De Ruy Oostvoorne

The town council has provided funds for the construction of 24 houses on De Ruy in Oostvoorne. It is common knowledge that the park was temporary. The neighborhood was previously informed with a letter about the plan to build houses on this spot on De Ruy in Oostvoorne. Due to changes in households, such as more elderly and single people, there will be more demand for smaller, suitable homes. The Woonbedrijf is therefore focusing on building smaller apartments. Preferably with two bedrooms, for single or double households. Twelve social rental apartments and twelve rental apartments in the middle segment will be built at this location.

In January, we will start the tender process. We expect to sign a contract with the contractor or developer in May. Then the contractor will start preparing and executing. We will not be able to tell more about renting out the homes until the second half of the year. Therefore, you cannot register for this project at this time either.

Replacing roofs 

In January, work began on insulating and replacing the roof tiles at Koekoekslaan in Oostvoorne. Immediately thereafter, the same contractor will continue work on the complex on Frambozenstraat/Moerbeistraat and the Wielewaal complex in Rockanje. These tenants will soon be invited to the residents' evening. A total of 48 homes will be improved. A fun fact: the construction crane being used is completely electric and it is charged with solar energy from the contractor's solar panels.

Painting and maintenance

The tender for a painter for a number of complexes is currently underway. Tenants will receive a letter later with more information.

Planned maintenance

Every home needs maintenance. With major and minor repairs, Woonbedrijf makes sure your home stays in good condition. Every year we give parts of our homes a maintenance check. That may be painting or cleaning work. But sometimes we also replace window frames, pointing or installations in the home. We call this planned maintenance.

During the past period, we have been Map the state of maintenance of new homes in Brielle. Soon we will complete the annual plan for planned maintenance for 2025. As soon as this is final, we will post the overview on the planned maintenance web page.

Service subscription

Take out a service subscription now for even more comfort. We have developed a service subscription. Last December we informed you of this in writing. The service subscription is intended for minor repairs to your home, such as refilling your central heating system or repairs to hinges and locks. For a small amount per month, we take some of the tenant maintenance out of your hands.

If you haven't signed up yet but would like to take advantage of the service subscription, don't hesitate. You can still sign up. Please contact us by sending an e-mail to nl or calling 14 0181. We will then send the application form to you again. Of course, you can also contact us if you have any further questions.

We have already received many applications. On Thursday, January 23, the service subscription was signed at the town hall by an enthusiastic tenant. Alderman Daan van Orselen, team manager Jaap van Veggel and the Tenants' Association were present.

Financial messages

It is possible to receive financial messages from Woonbedrijf digitally. Until recently, you always received notices from Woonbedrijf by regular mail. We have received several requests whether it is possible to receive invoices by e-mail instead of regular mail. This possibility is now available. This only applies to messages about payments. You will still receive all other Woonbedrijf mail by regular mail. If you would like to receive your invoices by e-mail, please let us know and we will check that we have the correct e-mail address. You can report this via telephone number 14 0181 or via nl

If you receive invoices by e-mail Health make sure that e-mail address nl is on the safe list. The email may otherwise end up in your spam box. Invoices are always sent in the last week of the month.

Invoices sent by mail are sent with an iDEAL link, so you can pay the rent with one click. The invoices sent by mail have a PTX code, so you can view the invoices online and also pay right away through that link. Also, the invoices sent by regular mail have a QR code, so you can scan it to pay the rent right away as well. We assume that this will make paying the rent even easier for all tenants.

Walk-in hours

Woonbedrijf strives to provide the best possible service. We want to be even more visible in our neighborhoods and therefore for you as a tenant. That is why we started a pilot for walk-in consultations last year. These walk-in consultations were well attended and therefore we have decided to continue the walk-in consultations. During these walk-in consultations, the housing consultants are ready to answer your questions about renting. The emphasis here is on general questions about renting and living, so not specifically focused on neighbor nuisance. 

If you have a question for the housing consultant we would like to invite you to drop by at one of the walk-in consultations. These take place at Cultural Center De Man, Burgemeester Letteweg 30 in Oostvoorne and MFC de Merel, Willem de Waalstraat 3 in Rockanje. The first next walk-in consultation will take place on February 18, 13.30 - 15.30 (De Merel). The other dates can be found on web page contact housing company.
