Last summer you received the last newsletter from us. In front of you is the first newsletter of 2024. With the newsletters we want to keep you informed about some current issues and other facts.

Tenants Association
The signing of the renewed cooperation agreement between Tenants Association Voorne aan Zee and Woonbedrijf was celebrated in Rockanje on September 25, 2023. Alderman Daan van Orselen and the chairman of the Tenants' Association Ger van Heck signed the new cooperation agreements.
Woonbedrijf Voorne aan Zee made a proposal to the Tenants Association to come to renewed cooperation agreements. During two inspiring and valuable joint working sessions the cooperation was reshaped. The first session focused on the agreement and how to deal with each other. In the second session, concrete agreements were made about which topics Woonbedrijf involves the Tenants Association in and what that means for the future.

The Tenants Association represents the interests of tenants:
- For defects in the home;
- nuisance/guidance;
- rental commission guidance;
- information/questions;
- you will receive the association magazine 4 times a year;
- Once a year a membership meeting is held.
Payment problems
You may unexpectedly find yourself (temporarily) in financial trouble due to circumstances, which prevent you from paying your rent on time. This can happen to anyone.
Do not get stuck with this, it will only increase your arrears and the costs and make it increasingly difficult to get rid of them.

Rent reduction
Higher energy prices, more expensive groceries - at Woonbedrijf, we notice that more and more tenants are finding it difficult to pay all the bills. Last year we gave our tenants who were entitled to do so the opportunity to apply for rent reductions. Over 17 percent of our tenants were able to take advantage of this. Woonbedrijf strives to keep rents affordable for our tenants. Did your income drop after 2021 and did this last at least six months? If so, you can still apply for the rent reduction in 2024. Projects & maintenance
New construction of 42 social housing units on Patrijzenlaan in Oostvoorne
In early October, the first official moment took place where Alderman Daan van Orselen unveiled the construction sign and signed the agreement.
On the construction site, the first activities are now clearly visible. After the site was prepared for the ground heat drillings, these drillings were started. Work on the heat drillings was completed before the Christmas vacations. On Wednesday, December 20, the drilling rig for the foundation piles was erected. The first drilling pile that went into the ground was also the last foundation pile to go into the ground in 2023.
Drilling operations restarted as of Jan. 15. Bored piles were deliberately chosen to prevent as much inconvenience to the surrounding area as possible. Construction company Schrijver is now working toward starting work on infra, sewerage and foundation.
Schedule (depending on weather conditions)
- 1st quarter: install foundation, walls and floors;
- 2nd quarter: install roofs and facades and install interior walls, floor finishes, installation work;
- 3rd quarter: finishing installations, installing kitchens, bathrooms and plastering;
- expected completion late 3rd quarter 2024.

Rental properties
Properties were advertised on Woonnet Rijnmond in December. Just before the holidays, the registration period closed. In total, Woonbedrijf received 2,724 registrations. Woonbedrijf will use the coming period to allocate the homes. This is expected to be completed by mid-February and the new tenants for these homes will be known.
Planned maintenance
Every home needs maintenance. With major and minor repairs, Woonbedrijf makes sure your home stays in good condition. Every year we give parts of our homes a maintenance check. That may be painting or cleaning work. But sometimes we also replace window frames, pointing or installations in the home. We call this planned maintenance. Maintenance tender
Thursday, January 25, Alderman Daan van Orselen signed the framework agreements with three contractors for the maintenance of rental housing for the coming years. The three contractors match the ambitions and goals of Woonbedrijf in terms of business operations. By entering into a sustainable partnership for a longer period, we want to increase the service to our tenants.

Woonbedrijf Voorne aan Zee is responsible for providing good housing for its tenants. If something is broken in a home, such as a broken window, a clogged sewer or you have a leak, as a tenant you should submit a repair request to Woonbedrijf. Woonbedrijf has its own service available, which can pick up some of those reports. In addition, contractors perform many repair requests. They also take care of the maintenance of the houses when moving house.
