Malfunctions, repair and maintenance
Faults and reports for repairs and maintenance can still be reported to us in the same way. You can contact the supervisor by telephone on weekdays between 08.00 and 09.30 by calling 0181 40 80 52 or vianl Outside office hours, our superintendents can be reached for emergencies on 0181 40 80 52.
Welcome to our team
Due to an internal change within team Woonbedrijf, we had a vacancy for a service employee. We are pleased to introduce you to Mick van Wingerden, who joined our team on March 1. Together with his colleague Ferry, Mick is responsible for carrying out service and maintenance work on our homes. So you might just run into Mick in the neighborhood soon.

Projects
Replacing roofs
Work began in January to insulate and replace the roof tiles on Koekoekslaan in Oostvoorne. During this work, all skylights will be replaced and residents will be given the option of having solar panels installed.
The preservation work on the roofs of the homes on Koekoekslaan in Oostvoorne has now been completed.
On February 17, residents of the complex on Frambozenstraat/Moerbeistraat in Rockanje were informed about the work. Currently, the roofs of these homes are being preserved. Subsequently, the homes on the Wielewaal will also be addressed. The residents will be informed in good time via an information evening.

Painting and maintenance
Painting work is also on the agenda this year for several homes in Brielle, Oostvoorne and Rockanje. In some homes there is still single glass present, which we will replace with double glass at the same time. Painting and maintenance company Van Lochem will take care of both the painting work and the replacement of the glass. The work will start in July. About 14 days in advance the residents of the houses will be informed when the painter will come by.
This concerns the following addresses:
Rockanje: W. de Waalstraat, Prinsenpad and Baljuwlaan.
Oostvoorne: Brielseweg 89-111, Bethlehemweg (storerooms).
Brielle: Vrouwenhoflaan, Langestraat 54-64, Molenstraat, Commandeursstraat and Clarissestraat.
Planned maintenance
Every home needs maintenance. With major and minor repairs, Woonbedrijf makes sure your home stays in good condition. Every year we give parts of our homes a maintenance check. This can be painting or cleaning work.
But sometimes we also replace window frames, pointing or installations in the home. We call this planned maintenance. On our website, you can find the overview of planned maintenance for 2025 on the Planned Maintenance page.
Notice to tenants with solar panels
Soon the solar panels on the homes will be cleaned. This cleaning is part of the periodic maintenance that the Woonbedrijf commissions for homes equipped with solar panels.
Why do we clean solar panels?
Over time, solar panels can become contaminated by dust, leaves, bird droppings or other debris. This has a negative effect on efficiency; the panels can absorb less sunlight and therefore generate less power. Regular cleaning ensures that they continue to perform optimally, so that you benefit as much as possible from solar energy.
The work is performed by a specialized company. You do not have to do anything and the cleaning is done in a safe and environmentally friendly way. Naturally, we try to keep the inconvenience to a minimum. Tenants with solar panels will receive a separate announcement as soon as the exact date is known.
Customer Satisfaction Survey
Woonbedrijf is asking you to participate in our customer satisfaction survey. Woonbedrijf considers customer satisfaction very important. To gain insight into how tenants experience our services, we have had a survey drawn up by Citisens. By conducting this customer satisfaction survey, we can determine how satisfied you are and on which aspects we might be able to improve.
The study will address the following components:
- Housing, living environment and sustainability
- Services
- Participation
Woonbedrijf considers your opinion very valuable, which is why we are asking you to complete the survey.
You may do so by completing the enclosed survey form and returning it to us with the enclosed return envelope. You may also scan the signed form and email it to nl If your e-mail address is known to us you will also receive the invitation by e-mail and you can complete the questionnaire that way.
Rental newspaper
Rent increase 2025
Every year in July, housing associations are allowed to adjust the rent. This is how the government has determined it. The government determines the maximum amount by which the rent may increase. By now you have received a letter about this.

Cabinet plans spring note rent freeze
The cabinet has made a proposal to freeze rents for 2025 and 2026 in the Spring Memorandum. This proposal still needs to be approved by the 2nd and 1st chambers before it is final. A lot of objections have already been raised, so there is a chance that this will not become final.
Should the Cabinet's proposal do become final, you will of course receive a correction from the Woonbedrijf. As soon as more information is known we will of course inform you.

Consultations
Woonbedrijf strives to provide the best possible service. We want to be even more visible in our neighborhoods and therefore for you as a tenant. That is why we organize a walk-in consultancy hour every two weeks. During these walk-in consultations, the housing consultants are available to answer your questions about renting. The emphasis here is on general questions about renting and living, so not specifically on nuisance caused by neighbors or questions about maintenance. For breakdowns and reports for repairs and maintenance, please contact our supervisors (see page 1 of the newsletter).
If you have a question for the housing consultant, we would like to invite you to drop by at the walk-in consultation hour.
The next walk-in consultation will take place on May 13, 1:30 to 3:30 p.m. (location De Merel). The other dates can be found on the website contact housing company.
We would like to take this opportunity to inform you in advance about the progress of the consultation hours. From July 2025 the walk-in consultations will only take place at location De Man in Oostvoorne.
It's spring!
Getting to work in the garden!
A neat garden is nice for you and your neighborhood. A well-kept garden gives the home and neighborhood a pleasant appearance and is a nice calling card. Make sure your garden is tidy this spring and summer, too!
We have had some beautiful sunny days already. The days are getting longer, people are working (extensively), the barbecue is being taken out of the shed again and people are enjoying themselves outside for longer, often accompanied by background music. Very cozy, but try to be considerate of each other. Are you having a party, for example? Let the neighbors know. This can prevent mutual irritation.

Solar Panels
You may have noticed negative reports about solar panels in the media lately. This is due to changes in rules about how people get money for power they feed back into the grid, called the net-metering scheme. Because of this, many people are worried about their solar panels.
There is also much uncertainty about the new laws related to this. Woonbedrijf is currently unable to indicate how we will deal with any changes in the law.
What is certain is that solar panels are still cheaper than not. Should regulations change and this entail extra costs for you, we will adjust our policy accordingly.

With the green power generated by solar panels you contribute to a sustainable future and your energy bill.
Woonbedrijf Voorne aan Zee takes care of the purchase and maintenance of the solar panels on your home. In return, your rental costs will increase. You pay a fixed amount per month for the solar panels on top of your existing rent. This fixed component is not part of the annual rent increase; so over 20 years you will still pay the same amount for the solar panels.
With solar panels, you generate your own electricity. For every kilowatt hour (kWh) you generate yourself, you don't have to buy power from your power company. If you don't use the generated power directly, it goes back into the electricity grid. Even if the balancing scheme ends, you will still save on your energy bill.
What does that yield?
The output of solar panels depends on your home and your situation. The savings on your energy bill always exceeds the monthly cost of the solar panels. So you will benefit financially!
Below we outline an example at 9 solar panels and the benefit per year expected for you:

So what changes?
The balancing scheme will end in 2027. This means that from then on you will receive a lower compensation from your energy supplier for electricity that you feed back. From 2027 you will therefore receive less benefit than now, but with solar panels you will still save more on your energy costs than without them. The Woonbedrijf expects your annual benefit to be halved from 2027 with the currently known Requirements .
It is important how much solar power you use yourself: the more you use yourself, the more beneficial it is for you. Therefore, use devices that use a lot of energy especially when the sun shines a lot.
