Buitenplaats Brielle

The Buitenplaats Brielle (Oude Goote) planning area is located just outside Brielle, near the core of Vierpolders and includes a residential program of approximately 800 homes, which will be developed in phases by a combination of two project developers. For each phase, the residential program offers a variety of housing types for different target groups and ages, both in the owner-occupied and rental sectors. The plan area will include 210 social rental housing units developed by Ressort Wonen of Rozenburg.

New neighborhood

Buitenplaats Brielle is a nature-inclusive, climate-resilient, and sustainable urban development project located between Brielle and Vierpolders. The new neighborhood is situated between Hossenbosdijk, Veckdijk, Voorweg, and Spui. All homes have a view of green spaces: both the existing greenery and the ecological zone along the perimeter, as well as new public green spaces within the neighborhood. The layout of the new neighborhood is inspired by the historical topography and consists of various building plots interspersed with green zones. 

The wide variety of plants and trees that will be planted ensures that the neighborhood remains attractive to people and animals all year round. Cars will largely be kept off the streets, as they will be parked in parking courtyards at the rear of the homes. Rainwater is retained within the neighborhood as much as possible before being drained away. On the southern edge of the development, residential islands with luxury homes will be built in a rural setting. Buitenplaats Brielle is located between Brielle and Vierpolders. The new neighborhood is situated between Hossenbosdijk, Veckdijk, Voorweg, and Spui.

Zoning

The zoning plan was Voorne aan Zee by the Voorne aan Zee City Council on June 22, 2023, and can also be viewed on the spatial planning website (under IMRO code NL.IMRO.1992.OudeGoote-0130). The zoning plan process has been completed, and work is currently underway in phases to obtain the building permits for the homes.

Motion Old Goote

The City Council passed a motion on traffic at the same City Council meeting on June 22, 2023. In this motion, the City Council asked the council to conduct further studies on the arterial roads and accessibility around the new neighborhood. It is important to carefully design all vehicular, bicycle and pedestrian accesses for the new residential neighborhood, involving the neighborhood and village councils. Meanwhile, there have already been several inventory discussions with the neighborhood and village councils and stakeholders from the area. The outcome of these discussions will be included in the design of the access routes in the immediate vicinity of the new neighborhood. It will also be included in the mobility plan to be drawn up by the municipality.

Planning and start of sales

Groundwork began in May 2024, and an access road for construction traffic was created from Hossenbossendijk to the project site. An ecological zone will be created along the southern edge of the development, and its initial contours are already visible, as the excavated soil is being used on the construction site.
