Buitenplaats Brielle

The Buitenplaats Brielle (Oude Goote) planning area is located just outside Brielle, near the core of Vierpolders and includes a residential program of approximately 800 homes, which will be developed in phases by a combination of two project developers. For each phase, the residential program offers a variety of housing types for different target groups and ages, both in the owner-occupied and rental sectors. The plan area will include 210 social rental housing units developed by Ressort Wonen of Rozenburg.

New neighborhood

Buitenplaats Brielle is a nature-inclusive, climate-adaptive and sustainable area development. All homes have a view of greenery: both the existing greenery and the ecological zone along the edge, as well as new public greenery in the neighborhood. The layout of the new district is inspired by the historical ground and consists of several building fields with green zones in between. The multitude of plants and trees that will be planted ensure that the district is attractive to people and animals all year round. Cars remain largely out of the streetscape, as they are parked in parking courtyards at the rear of the homes. Rainwater is retained in the neighborhood as much as possible before it is drained away. On the southern edge of the plan there will be residential islands with luxury homes in a rural setting. Zoning

Since November 2022, the project sign of Buitenplaats Brielle has been on the site, along the Hossenbosdijk. At that time, the agreement between the municipality and the area developers was also signed.
The municipality then made the draft zoning plan available for review so that local residents could react to it. The final zoning plan was approved by the Municipality of Voorne aan Zee on June 22, 2023 and can also be read atnl (under the IMRO code NL.IMRO.1992.OudeGoote-0130). The adopted zoning plan has been the subject of a number of appeals to the Council of State. This is delaying the preparation and construction of the new residential neighborhood. 

Motion Old Goote 

The City Council passed a motion on traffic at the same City Council meeting on June 22, 2023. In this motion, the City Council asked the council to conduct further studies on the arterial roads and accessibility around the new neighborhood. It is important to carefully design all vehicular, bicycle and pedestrian accesses for the new residential neighborhood, involving the neighborhood and village councils. Meanwhile, there have already been several inventory discussions with the neighborhood and village councils and stakeholders from the area. The outcome of these discussions will be included in the design of the access routes in the immediate vicinity of the new neighborhood. It will also be included in the mobility plan to be drawn up by the municipality.
 

Planning and start of sales 

In May 2024, ground work began and access for construction traffic was made from Hossenbossendijk to the plan area. In the summer of 2024, work is planned to reinforce the subsoil of the construction site. In the fall of 2024, pre-loading of the ground will begin. The preloading of the soil is necessary to prevent subsidence in the future. The start of sales is now (expected) scheduled for early 2025.
