The Veerhaven area, near Station Square and Veerweg in Hellevoetsluis is under development.

Subprojects

The project area consists of three subprojects:

A. New construction of 100 housing units divided into four residential blocks

B. Redevelopment of water sports-related business housing.

C. Issuance of two residential lots for a company home in addition to the existing company homes

Subproject A: New construction of 100 housing units - 4 residential blocks.

In the part of the Veerhaven, which borders the waters of the Haringvliet and the Merchant Harbour, we are building 100 homes divided into 4 residential blocks:

Block A: 27 housing units consisting of 7 ground-level houses and 20 apartments;
Block B: 16 housing units consisting of 10 ground-level houses and 6 apartments;
Block C: 49 housing units consisting of 11 ground-level houses and 38 apartments;
Block D: 8 ground-level houses.

The housing development is being developed by Oud-Beijerland-based project developer BO Wonen.

Construction began in 2023 and then continued apace. The first building blocks have now reached the highest point, construction of the last two blocks has also begun. The delivery of the building plan will take place in 2 phases. The first phase is expected to be completed in late 2024/early 2025. Once the construction on all homes is completed, the streets, parking areas, green neighborhood landscaping and waste facilities will also be laid out.

Subproject B: Redevelop water sports-related business housing.

At the heart of the planning area, work is underway to develop a modern water sports service center around Tramhaven. The land around the current water sports businesses will be redeveloped into an efficient business cluster with direct water access for the businesses. Several new commercial buildings will be constructed in the outer edge of the current site. Currently, all construction works have been completed and we are preparing the completion of the layout of the area. Implementation will take place in the 2nd half of 2024.

Subproject C: Issuance of two lots for commercial housing on Veerweg.

Two plots of land are located at Veerweg 3 and Veerweg 5 for the construction of a company residence associated with business operations in Tramhaven. The plots are currently for sale through Ooms Makelaars in Hellevoetsluis. For more information, please visit the Funda website at
 

Frequently asked questions

Are Veerweg 3 and 5 located within the commercial housing zone where substantial commercial development is permitted on the lot, or are these purely residential lots intended for a company residence, with the commercial space required to be located elsewhere? And how many square meters of commercial space are actually permitted?

No, only staff housing for water sports-related businesses in the planning area around Tramhaven is permitted. Substantial commercial development is not permitted here. The staff housing may be built within the building zone as described in the Kanaalzicht zoning plan. In addition, no additional commercial space is permitted on the relevant parcel, Veerweg 3 and 5.

How strictly does the municipality interpret the requirement that the bidder must already own an existing water sports-related business in its own premises in the Tramhaven area? Is there room for a new concept that aligns with the area’s objectives?

The municipality has drawn up guidelines for the sale of these building lots. Only interested parties who meet the selection criteria outlined in the “Guidelines for the Sale Procedure of Building Lots Veerweg 3 and 5 for a Company Residence” may submit a bid for a lot. The municipality will strictly enforce these criteria throughout this sales procedure. The selection criteria that an interested party must meet include being the owner or shareholder of a business located in the Tramhaven area. The interested party must also be the owner of the property in which their business is located at the time of registration.

Does a nautical incubator or shared (training) workshop model fall under the municipality’s definition of a water sports-related business?

At this time, there is no definitive exclusion of such an activity, but such a business activity will be subject to further review during the evaluation of the submitted application forms and accompanying attachments, including a detailed description of the applicants’ business operations in the Tramhaven area.
