Building plan The New Fortress (Molshoek)
With the relocation of car tire factory Van den Ban in Hellevoetsluis to Kickersbloem, we have made plans to change the business park and allotment complex in the Molshoek. We want to build housing there. We call this project "The New Fortress.
Status: in progress
This is the area between Kanaalweg Oostzijde, Vlasakkerlaan, Dreef and Korenaar. This plan will include approximately 228 homes. The Molshoek zoning plan was adopted for this building plan based on the urban development plan of June 2011. The homes will be built in 6 building phases. Phase 1 was started in 2012. Phase 2 was started in 2016. Phase 1 and 2 have been completed and delivered.
Phase 3
Phase 3 is the final phase. It concerns the section between Molshoek Street and Koedijk. Eighty-eight homes will be built here (41 apartments and 47 ground-level homes). The spatial procedures for the development of phase 3 have been completed and construction of the homes began in 2022. Completion of the 41 apartments and 27 ground-level homes is planned for April/May 2023.
Phase 3B-2
Twenty homes from phase 3 could not be built earlier because it had not yet been possible to acquire the plot of land. These homes are therefore being offered in a separate phase, phase 3B-2.
This phase consists of fourteen single-family homes and six semi-detached homes. It forms the final part of the Nieuwe Vesting development, which has been developed and built by Van Wijnen in several phases over the past few years. The homes were designed by Venster Architekten. On November 26, 2025, the start of construction of this phase was celebrated with the buyers. These twenty homes are expected to be completed in the second half of the summer of 2026.
