Before you is the fourth and final newsletter of 2024. This means that we have already arrived in the last quarter of this year. With the newsletters we want to keep you informed about a number of current issues and other facts.

We would like to inform you that Woonbedrijf Voorne aan Zee has two visiting locations. You can find us at the Voorne aan Zee Town Hall at Oostzanddijk 26 in Hellevoetsluis and at the Pinnepot location at Langeweg 34 in Oostvoorne. Note: Would you like to visit us? Malfunctions, repair and maintenance
Faults and reports for repairs and maintenance can still be reported to us in the same way. You can contact the supervisor by telephone on weekdays between 08.00 and 09.30 by calling 0181 - 40 80 52 or via nl
Outside of office hours, our superintendents are available for emergencies at 0181 - 40 80 52.
Walk-in hours
Woonbedrijf strives to provide the best possible service. We want to be even more visible in our neighborhoods and therefore for you as a tenant. That is why we have started a pilot for walk-in consultations. This pilot will run from September to December 2024. If there is enough enthusiasm, we will discuss internally whether we will continue this after December. The first walk-in consultations have already been well attended!
The following times are still scheduled:
Location: foyer Cultural Center De Man in Oostvoorne, Burgemeester Letteweg 30.
Time: every 2nd and 4th Tuesday of the month from 1:30 p.m. to 3:30 p.m.

Projects
- New construction of 42 social housing units on Patrijzenlaan in Oostvoorne
The new building on Partridge Avenue is nearing completion. Work has now begun on laying the connections for electricity, water and sewage. Once all the homes are connected, we will begin landscaping the outdoor areas. The keys will not be handed out until the homes are easily accessible to the new residents.
The contractor is now working hard to get the homes ready. The walls, floors and ceilings are being finished, wallpaper-ready plastered and tiled. The installers are connecting the heat pumps and plumbing. Last week, the new tenants visited their homes to measure everything.
- Brielle municipal office
Following the merger of Brielle municipality into Voorne aan Zee municipality, the city office will no longer be used. The city council asked for a plan to convert the empty building into housing. The Woonbedrijf has been looking at what kind and how many housing units can come in Brielle's old city office. In total, there could be about 36 housing units. On Sept. 26, the City Council decided to move forward with the plan.
Soon the Woonbedrijf will start talking to people who live in the neighborhood. The goal is to make the plan better with their ideas and knowledge. They will especially look at how the plan fits into the neighborhood, such as parking and greenery. The ideas of the local residents are incorporated into the plan as much as possible before the formal procedure begins.
The plan is for the homes to be ready in 2026. Only then can you let us know that you are interested in the homes and can respond via Woonnet Rijnmond.
- Replacing roofs
Every home needs maintenance. We do major and minor repairs to keep your home looking good. Every year we maintain some of our homes. We call this planned maintenance.
This year we are replacing the roof tiles on a number of complexes. At the same time, we are making the roof better insulated. We are also replacing skylights and penetrations. Sometimes we move the skylight to the shady side to make more room for solar panels. The gutters are also renewed. And we provide places for protected animals. If tenants already have solar panels, we remove them temporarily and put them back later. Tenants who did not already have solar panels will get another offer to have them installed.
This year we will begin insulating and replacing the roof tiles at Koekoekslaan in Oostvoorne. Immediately thereafter, the same contractor will continue work on the complex on Frambozenstraat/Moerbeistraat and the Wielewaal complex in Rockanje. A total of 48 homes will be improved.
- Painting
Painting the exterior of the homes is also part of the planned maintenance. This year, the homes on De Ruy, Burgemeester Bolwidtweg and 't Leemerhof in Oostvoorne will be repainted. In Rockanje, the homes on Mercuriuslaan, Merelhof and Roerdomp will be repainted. At homes where there is still single glass in the windows, this will be replaced by insulated glass. Some smaller painting and cleaning work has also been done on various buildings and homes in Rockanje, Oostvoorne and Tinte.

Homes by Hef Wonen
With the final delivery on September 1, all rental homes in Brielle from Hef Wonen have now been sold to Stichting Maasdelta Groep, Woningstichting Ressort Wonen and municipal Woonbedrijf Voorne aan Zee. On Monday, September 2, all parties congratulated each other on the purchase. The Woonbedrijf welcomes the new tenants.
We have already spoken with a few tenants from Brielle. We see that sometimes there is overdue maintenance on the homes. We already knew that and that is also one of the reasons why we bought the homes. We can't fix this all at once. In the coming months we will plan well to eliminate the overdue maintenance in the coming years.

How to get a chance at a rental property
There are a number of steps to go through in order to have a chance at renting an apartment. Below we list these steps for you:
- Register yourself through the Woonnet Rijnmond website here you will find homes that Woonbedrijf and other corporations rent out
- Respond through the site to appropriate housing: homes that fit your income and how many people you will be living with
- Woonbedrijf will only contact you if you have a chance and therefore qualify for the digital intake or the (group) visit. If you do not hear anything then unfortunately it is not your turn yet.
All our properties are advertised via Woonnet Rijnmond. You must therefore be registered there in order to respond to one of our homes. This also applies to the senior residences. Voorne aan Zee Tenants Association
Our new tenants from Brielle who rent a house from Woonbedrijf Voorne aan Zee as of September 1 can also become members of Huurdersvereniging Voorne aan Zee. The Tenants Association not only represents the interests of tenants but they do more. They give advice and information but are also there for mediation and support.
What does the Tenants Association offer its members?
- You can contact them for practical and information questions
- Mediation for home defects
- They hold an annual membership meeting
- You will receive the association magazine four times a year.

Why also ventilate in the fall and winter?
During the winter months, we spend a lot of time indoors. The heating is on high and we prefer to keep the windows and vents closed to keep out the cold. But especially in the winter, you need to properly ventilate your home. With good ventilation Health you ensure that moisture goes out of the house. Moisture otherwise can cause mold, among other things. In addition, too much moisture can also cause health problems such as headaches, lung disorders and sleeping problems. - Ventilate every day by opening the windows wide for 5 minutes after sleeping, showering or cooking. This ensures clean and dry air in your home. Dry air heats up faster, saving you energy and money.
- Keep the thermostat at a fine temperature. A degree lower will quickly save you €50.00 a year. But never set the thermostat lower than 18 degrees.
- Turn the thermostat down to three degrees when you are sleeping or away. This saves energy and money. If you turn the thermostat even lower, it will actually cost you more to heat the house again.
- Do you have a heat pump or underfloor heating? Then it is better to keep the thermostat at the same temperature at all times, even if you are not home for a few days.
