How do I deliver my rental property?

You have terminated your rental agreement and will soon leave the property. In this information sheet we would like to explain how you should leave the house. The most important points are listed below. Our superintendent will visit you to discuss all property-specific items with you.

Lease terminated and then what?

After you have signed and returned the termination form to Woonbedrijf, you will receive a letter from us. This will state the date and time when our supervisor will visit you for the first inspection.

During the first inspection, the supervisor will look at the home with you. During this, he will indicate which facilities you need to repair, remove or can leave behind in the home. If the supervisor decides that you can leave a facility behind in the home, Woonbedrijf will not compensate you for this takeover. The facilities for which you do receive compensation are listed in the leaflet "DIY in the home".

Furthermore, during the initial checkup, you will discuss how much time you have to perform this work. 

After this, the supervisor will come by again for a final inspection. During the final inspection, the supervisor checks whether the agreements made have been fulfilled. If everything is in order, you hand in your keys.

Rules delivery of your rental property

Below are the rules for the delivery of your home. The home must be handed over in good condition. In some cases, self-installed changes to the house may remain. The supervisor of Woonbedrijf Westvoorne will assess this on the basis of execution, quality and materials used.

Ceilings, walls, floors

  • Self-installed facilities that are earth and nail fixed (e.g. tile floor, tiling, bathtub) may remain in place if they are in good condition;
  • You may only leave the floor covering on your floor and your stairs in the house if the supervisor approves this. If there is asbestos-containing flooring, you may not remove it yourself; Woonbedrijf will do this;
  • There should be no glue residue on the floor and stairs;
  • There should be no damage in the cement screeds;
  • Screws, nails and plugs have been removed from the walls. There is no need to plug the screw and nail holes;
  • Wall color is neutral and loose wallpaper has been removed. Other colors will be reviewed by the supervisor;
  • Spachtelputz / good granol / decorative plaster / textured paint / spray paint may remain if it is in good condition and has a thickness not exceeding 1.5 mm;
  • You must repair a damaged ceiling. The color of the ceiling is white;
  • Plastic sheeting, Styrofoam or other plastic materials have been removed. This is because these are flammable materials. 

Doors and frames

  • Damage on doors, frames and window sills should be repaired;
  • Interior doors and window frames are of a neutral color. Poor paintwork should be repaired;
  • Stickers, posters, adhesive hooks and so on have been removed.

Electricity, lamps and gas

  •  Different design switches and outlets may remain in place if they are properly mounted and in good condition;
  • Self-installed gas and electrical work is approved when installed by a licensed installation company;
  • All bulbs have been removed and light points have a terminal block and cover plate;
  • The gas line has a tap or is professionally shut off;
  • The supervisor will take meter readings with you. You must report the meter readings to the grid supplier yourself. We further ask you not to shut down the installations.

CV installation and heating

  • The operating instructions, filling hose and vent wrench are present. The CV is sufficiently filled (above one BAR);
  • On the heater, paintwork may remain of a neutral color;
  • When leaving the home, the thermostat should be set at 15 degrees.

Plumbing, kitchen, tiles

  • Stickers on kitchen cabinets have been removed;
  • The kitchen is in good condition;
  • Painting on tiles should be repaired;
  • Drill holes are agreed only if in less than 4 tiles. If there are drill holes in more than 4 tiles, discuss with the supervisor how to fix it;
  • You do not need to close up drill holes in the grout.

Garden

  • Fences, pergolas for separation etc. may remain if they are in good condition;
  • Ponds, sitting pits, rockeries, ivy, sleepers have been removed;
  • Trees lower than 4 meters and at least 2 meters from the property line and from the facade may remain.

The supervisor of Woonbedrijf Voorne aan Zee will determine when your home is ready for final delivery.
